For sound, uncoated, absorbent masonry, limewash is generally the less disruptive option. That does not make every limewash appropriate, and it does not mean every product sold as masonry paint behaves alike. Why Painting Brick or Stone Can Become a Serious Problem

Brick and many stone assemblies are designed to absorb limited moisture and release it through evaporation. A relatively impermeable coating can interrupt that drying path. Paint does not create every moisture problem, but it can conceal one and make the consequences more severe.

Conventional film forming paint can slow vapor movement. Water entering through failed joints, flashing, caps, cracks, or interior humidity may remain behind the coating longer.

Salt Pressure

Moisture can carry dissolved salts toward the surface. When salts crystallize beneath a coating, the pressure can push off paint and contribute to spalling or exfoliation.

Freeze Damage

In cold climates, retained water expands as it freezes. Saturated brick or stone is more vulnerable to cracking, flaking, and loss of its protective exterior face.

Recurring Failure

Blistering, peeling, and flaking often indicate moisture, contamination, poor preparation, or incompatible layers. Another coat can hide evidence without correcting the cause.

Opaque paint visually levels the natural variation of brick and stone. Heavy or repeated applications can make joints and unit faces read as one coated surface.
